A modern home for a multi-generational family. Natural materials, plenty of light and air. The design was created with the Don River's water protection regime in mind and respect for the landscape.
The role of INSIGHT ADB
Full-cycle services—from pre-project analysis and family life scenarios to architecture, interiors, and landscaping concepts. Area: approximately 400+ m² of heated spaces and over 100 m² of terraces and balconies.

Background and idea

The client outlined a clear yet complex brief: a home for 4-6 people, comfortable together and comfortable apart. The aesthetic is modern, functional minimalism with soft, autumnal tones and a cozy tactility.

Maximum natural light and air with a calm, warm atmosphere. Energy efficiency, ease of use, and intelligent control of various scenarios are all included.
The site is located within a river's influence, adding an important layer to the project—thoughtful engineering and careful landscaping. This is how the name Terra Luma—"Land of Light"—was born.

Terra = horizontal layers of light-colored stone, seemingly emerging from the soil. Luma = wide shadow cornices and ribbons of dark wood that block excess summer sun and collect soft, diffused light in the interiors.
The decisions that were made
We eliminated basements in the flood-prone zone, incorporated storm drains with localized filtration, drainage systems, and a gentle terrain design. The planned House is "assembled" from two "slabs" with smoothly curved slabs.

Dark wooden parapet strips form deep overhangs — both an architectural accent and passive protection from overheating. The light-colored "body" of the house is made of beam clinker.
On the ground floor, we use textured masonry, creating an interesting light-and-shadow pattern and a distinct tectonics; extensive glazing connects the interior with the garden. At the entrance, the round openings create a soft shadow effect and a portico-like gallery provides protection from the rain as you walk from your car to the entrance.

Ease of breathing in any scenario

The first floor is the family’s living area. It features a spacious living room with a fireplace and access to the garden, a kitchen-dining room with an island, a master suite (bedroom, bathroom, and walk-in closet), a study, a guest room/gym, a laundry room, utility rooms, and a two-car garage (guest parking is also provided).

The second floor is a private space for children and guests. Two bedrooms, each with its own bathroom and walk-in closet, are connected by a light gallery. Large terraces serve as extensions of the rooms and as "summer living rooms."
The transitions and viewpoints are designed to create a sense of "easy breathing" throughout the house: open vistas and visual openings not into the walls, but onto the garden that surrounds the house. Almost every room has a visual connection to it. The soft radii of the terrace railings and roof overhangs add character to the rather restrained composition of the main volume.
A prerequisite was that the living room and kitchen face the oak grove. We combined light-colored beam clinker, dark thermally modified wood, and glass. Inside, there's a warm, neutral travertine backdrop, tactile plaster, wood, light, soft textiles, and the ability to create different lighting scenarios.

To ensure seamless project implementation, we engage related specialists already at the structural design and reinforced concrete stage. Designers, ventilation, ventilation, water supply, electrical and electronic systems engineers, and low-voltage systems engineers work with us in a unified framework—assemblies, penetrations, embedded parts, and process clearances are agreed upon in advance.

We maintain a coordinating BIM model (a single source of truth).
This helps produce accurate specifications and bills of quantities, reducing the risk of inaccurate procurement and installation errors; it also helps prepare clear assignments for contractors and ensures on-site supervision.

The result: fewer reworks and delays, and a predictable budget.
In this house, every decision serves people: the layout makes everyday life easier, the materials and lighting create a mood, and the house itself becomes a natural extension of the surrounding nature.
The Terra Luma project embodies our firm's philosophy of "spiritual, functional minimalism." We believe that architecture should enhance quality of life while remaining spiritual—functional, filled with warmth and meaning.
